Today’s Tidbits Birthday Girl is Nancy Almodovar, CEO and co-founder of Nan & Co. Properties. Each month we celebrate a local entrepreneur on her special day.

With my loved ones and my team! A little pampering, lots of gratitude, and a weekend escape.
How many candles are you blowing out?
43 and feeling better than ever.
What’s on your birthday wish list?
A new pair of Hermès Oran Sandals and the Dyson Airwrap for those nonstop, on-the-go glam days.
You are the CEO and Founder of Nan & Co. Properties. Tell us about your background.
I’m a first-generation Latina, raised in Houston, who built a luxury real estate company from my kitchen table. Today, Nan & Co. represents some of the most iconic homes in Texas and has sold over 1 billion in global sales.
What sets Nan & Co. apart?
Luxury service meets heart. We combine global marketing power with a personalized, boutique experience—and we don’t just sell homes, we build lifelong relationships.
Three tips for first-time home buyers.
1. Get pre-approved—know your numbers.
2. Work with an agent who educates you, not just sells to you.
3. Don’t skip inspections—knowledge is power.
Three things we’re doing wrong when staging our homes.
1. Overpersonalizing—neutral sells.
2. Forgetting about scent (or worse—too much!).
3. Not lighting the home correctly—natural light is everything.
You also spearhead Nan Cares, the philanthropic arm of Nan & Co. Tell us about your birthday fundraising initiative supporting Dress for Success Houston.
We are partnering with Dress for Success Houston as part of their annual campaign called “Her Path Forward” to host a professional attire donation drive for the week leading up to my birthday! From Monday, May 5 through Friday, May 9 from 8 a.m. to 5 p.m., we’re encouraging Houstonians to drop off business attire donations to our Heights headquarters, which we’ll then bring to DFS. Through NanCares, Nan & Co. also pledges to donate $5 for every item of clothing donated!
What neighborhoods do you specialize in?
River Oaks, Memorial, Tanglewood, The Heights and Galveston’s luxury beachfront homes.
Up and coming neighborhood to watch?
The East End is transforming fast—tons of character, culture and future value.
Nan & Co. engages the community with dynamic events. What’s your favorite recent event?
Our Kemo Sabe Rodeo event was unforgettable! Glam, boots, and real estate—what more could you ask for?
Do you remember how you celebrated your first ever home sale?
Yes! I bought my son a gift—he was my why, and still is.
What neighborhood do you call home and why do you love it?
The Heights. It’s vibrant, walkable, and filled with charm and creativity.
Three local businesses you love supporting.
1. Tiny Boxwoods for lunch meetings.
2. À Bientôt for chic gifts.
3. Kuhl-Linscomb—always inspiring.
First thing you do when you wake up, last thing at night?
Morning: Gratitude + green juice.
Night: A prayer and a quick email check (guilty!).
Three apps you can’t live without in my job?
1. Propertybase (CRM).
2. Adobe Lightroom for listing touch-ups.
3. Basecamp—keeps the entire team synced.
New book you can’t wait to devour?
Be Useful by Arnold Schwarzenegger—I love discipline with heart and Shut Up and Listen! by Tilman Fertitta.
Podcasts or series you’re addicted to?
The Ed Mylett Show and Selling Sunset (because of course!).
First job ever.
Hostess at a Tex-Mex restaurant—I’ve been selling and smiling since day one.
People would be surprised to learn this about you…
I’m a major sneakerhead—love my Jordans as much as my heels!
